)Reasons for granting:
The application site is located on the northern side of Holland Road and is a two storey semi-detached dwelling constructed of brick, hanging tile and tiled roof, and has been previously extended. The proposed outbuilding, to the front of the dwelling, will be similar in terms of siting and scale to the existing garage it will replace. It will be slightly larger in terms of footprint and height (was 2.2m now 2.5m tall) with a roof overhang and constructed of vertical timber hit and miss cladding (facing north towards the road and west) and render on the other elevations. Given its siting set well back from the road and that it will be subservient to the main dwelling, and taking into account the different materials proposed, it is considered visually acceptable in this residential context. As such it is considered that there will be no undue harm to the character and appearance of the area.
Ampthill Town Council have commented that the application be supported, subject to use as a garage and store and not overnight accommodation. The new outbuilding would provide incidental accommodation and a suitably worded condition can be attached.
The ground level appears to rise up slightly from the road, and the dwelling and garage at No 68 appear to be at a slightly higher ground level than those at No 66 Holland Road. The replacement outbuilding will still be sited adjacent to, and behind the front elevation of, the single storey flat roofed garage at No 66 although slightly taller. However, given its siting alongside the existing garage at No 66, it is not considered that the proposal will result in any undue loss of loss of light, privacy or overbearing impact for that adjoining property. It will be well offset from other adjoining properties who will be unaffected in terms of residential amenity.
The Highway Officer notes that the proposed outbuilding will be in the same location as the existing garage and will have a similar footprint and states that it is likely that the proposal will not negatively impact the public highway or the off-street parking on the site. On the basis of the scale and nature of the development, adequate access and parking has been retained.
Neighbouring properties have been consulted on the application and no comments have been received. Ampthill Town Council, the Highway, Ecology, Tree Officers and the Pollution Team were consulted and have raised no objection.
Therefore, it is considered that the proposal would be in accordance with Policies HQ1, and T3 of the Adopted Central Bedfordshire Local Plan (2021), the Adopted Central Bedfordshire Design Guide (August 2023), the Parking Standards for New Development SPD (August 2023) and Section 12 of the NPPF (2023).Reasons for granting:

)Will a new extension affect your Council Tax Charge?
The rate of Council Tax you pay depends on which valuation band your home is placed in. This is determined by the market value of your home as at 1 April 1991.
Your property's Council Tax band may change if the property is extended. The Council Tax band will only change when a relevant transaction takes place. For example, if you sell your property after extending it, the new owner may have to pay a higher band of Council Tax.
If however you add an annexe to your property, the Valuation Office Agency may decide that the annexe should be banded separately for Council Tax. If this happens, you will have to start paying Council Tax for the annexe as soon as it is completed. If the annexe is occupied by a relative of the residents of the main dwelling, it may qualify for a Council Tax discount or exemption. Contact the Council for advice on 0300 300 8306.
