)Reasons for granting:
The application site comprises a detached dwelling located in a small cul-de-sac of three dwellings, on the west side of Heath Road in Leighton Buzzard. The dwelling is a former coach house, set in generous grounds with mature landscaping, with the house sited at the rear of the plot. The proposal is for a single storey side extension. The side extension would have a depth of 6.18m, a width of 2.3m and an overall pitched roof height of 3.75m.
The proposal would be partially visible within the street scene due to its location at the side of the property, off Heath Road, providing a door and wall in a location that is currently the existing wooden shed. The proposed side extension would be modest in scale and subservient to the main dwelling and would not be an over intensive scale of development. The extension is proposed to match the brickwork finish of the existing property. Overall, the proposal is not considered to have a material impact on the character and appearance of the area in accordance with Policy HQ1 of the Central Bedfordshire Local Plan.
In terms of impact on neighbouring amenity, the proposed side extension would be set on the boundary with neighbouring property Hazeldene. Given the existing built form on site, existing built form on the neighbouring property, scale, design and siting it would not result in an unacceptable loss of light, overbearing impact and loss of privacy to this neighbouring property. The proposal would also be set on the boundary with neighbouring property Lyndholme. Given the existing built form on site, large separation distance to the dwelling and single storey nature of the proposal it is not considered that the proposal would have a detrimental impact on the residential amenities of this neighbour. All other neighbouring properties are considered sufficiently separated.
It is therefore considered that the proposal as a whole would not result in any material impact on the residential amenities of any neighbouring properties and would therefore be in conformity with Policy HQ1 of the Central Bedfordshire Local Plan.
The Parish Council were consulted on the application and have raised no objections. The Ecology Officer was consulted on this application and raised no objection. The Trees and Landscape Officer was also consulted on this application and raised no objections.
The application was subject to public consultation and no representations were received.
