1 )Reasons For Granting, The property is a detached dwelling located on Herberts Meadow in Clifton. The proposed consists of a car port erected to the side elevation of the proposal. This car port would have a width of 3.3m, a depth of 6m, and a pitched roof with an eaves height of 2.4m, and a highest point 4.3m. The proposal would be visible from the streetscene of Herberts Meadow but would be set back from the public highway. Although no other side extensions are located within the vicinity of the application site, the proposed pitched roof would not be at odds with the grain and existing pattern of development. Therefore, the proposed car port is not considered to have a detrimental impact on the character and appearance of the streetscene. The proposal would be set off the boundary with the adjacent neighbour (50 Herberts Meadow). The roof pitch would visible from the rear garden of 50 Herberts Meadow, however it is not considered that this application would lead to any material impacts on the residential amenities of this neighbour. Due to the nature of the proposal as a side extension, the proposal would be obscured from the other adjacent neighbour (54 Herberts Meadow) by the bulk of the main dwellinghouse, and therefore no loss of light, loss of privacy or overbearing impact is expected to impact this adjacent neighbour. All other properties are considered to be sufficiently separated from the application site for there to be any material impact. The proposed car port would be located over one of the two parking spaces located to the side elevation of the property. It is considered that this proposal would not impact the parking provision on the application site. Clifton Parish Council were consulted on this application and raised no objection. An Ecology Officer was also consulted on this application, and similarly raised no objection. This application was also subject to a public and neighbour consultation and no representations were received. Given the siting, design and scale, the proposal is not considered to have any material impacts on the residential amenities of any neighbouring properties, and the proposal would not have any detrimental impacts on the character and appearance of the surrounding area.
