)Reasons for granting:
The application has been submitted following pre-application advice (CB/24/01353/PAPC) where it was concluded that planning permission was required for this scheme however it was not deemed to result in any neighbouring impact nor result in a detrimental impact on the character and appearance of the host dwelling or surrounding area.
The proposed veranda to the rear elevation of the property would not be readily visible within the streetscene. Due to the small scale and nature of the proposal, it is not considered that the proposal would result in a detrimental impact on the character and appearance of the host dwelling or surrounding area. The veranda would be constructed of aluminium, and this is a design feature of a modern dwelling. Due to the location of the veranda, it is not considered harmful to the streetscene or surrounding area and will complement the design of the property.
The application site is situated adjacent to No.20 High Street, given the nature of the proposal and the existing built form on site it is not considered that it would result in an unacceptable impact on the residential amenities of this neighbouring property. The application site is situated off the boundary to No.24 High Street, given the separation distance between these two properties and the existing garage on site acting as a visual barrier it is not considered that it would result in an unacceptable impact on residential amenities of this neighbouring property. All other neighbouring properties for this proposal are considered sufficiently separated for there to be any neighbouring impact due to the sitting and scale of the proposal.
The proposal would not be increasing the number of bedrooms at the property, nor would it affect the existing parking arrangements. As such, the proposal is not considered to cause a detrimental impact to the highway.
It is considered that the proposal would be in accordance with Section 12 of the NPPF, Policies HQ1, T2 and T3 of the Central Bedfordshire Local Plan, Parking Standards in new development SPD and Section 11 of the Central Bedfordshire Design Guide.Reasons for granting:
