1 )Reasons for granting permission: The application seeks planning permission for a single storey rear extension. The proposed extension would be shielded by the existing dwelling and would not be visible to the street scene furthermore, the proposed extension would be considered subservient in scale and design to the existing dwelling. The proposed rear extension would be sited some 1.15 meters away from the boundary of neighbouring property No.61 Richmond Road and would be some 2.3 metres away from the built form of this property. Due to the separation distance from this property as well as the single storey design of the proposal, it is not considered that the proposed rear extension would have a significant impact to this properties amenity. The extension would be sited immediately adjacent the boundary of No.57 Richmond Road and would surpass the rear projection of this property by 1 metre. Given the single storey design of the proposal and the limited projection of the proposal, it is not considered that the propsoed extension would have a significant impact upon this neighbouring properties amenity. On the basis of the scale and nature of the development, adequate parking has been retained. The proposal does not create any additional bedrooms and as such will not be required to demonstrate further onsite parking.
