2 )This permission relates only to that required under the Town & Country Planning Acts and does not include any consent or approval under any other enactment or under the Building Regulations. 3 )The applicant is informed that Regulation 75 of the Conservation of Habitats and Species Regulations 2017 imposes a condition on any permission granted by the General Permitted Development Order (GDPO) that is likely to have a significant effect on a European Site (Chilterns Beechwood Special Area of Conservation) must not commence until the developer has received written notification of the approval of the Local Planning Authority under Regulation 77. This means that any development granted under the GPDO that will result in creation of new dwellings cannot lawfully proceed until Regulation 77 is satisfied.  This includes all development that has received Prior Approval consent under the GPDO but has not been completed. The process for this is to submit to the planning authority sufficient information for it to enable an assessment to take place. There is no statutory application form to be completed, but there is a requirement in the Regulations to pay £30 at the time of application. Central Bedfordshire Council will then inform Natural England of the application, who will be given a period to make comments, and will take these comments into account. Central Bedfordshire Council may approve the development only after having ascertained that it will not adversely affect the integrity of the site.
