Informative Notes:
1 )Reasons for granting: The proposed dormers would be visible from the street scene of Leafields. The proposed dormers would be set off the ridgeline and would appear subservient to the main dwelling. There are examples of flat roof front dormers within the vicinity of the site, for example at No.6 Hayley Court and as such the proposed dormers would not appear out of character. The proposed front dormers would be separated some 30 metres away from neighbouring property No.30 Leafield's front elevation, which is sited opposite the application site. and as such, due to this separation distance, it is not considered that the proposal would result in a loss of privacy to this neighbouring property. Due to this siting of the propsoed dormers, it is not considered that the proposal would result in a loss of privacy to neighbouring property No.27 Leafields. The proposal would not be increasing the number of bedrooms at the property, nor would it affect the existing parking arrangements. As such, the proposal is not considered to cause a detrimental impact to the highway. Informatives to the applicant were suggested by the council's Ecologist and Highways officer, these will be attached to the decision notice below. It is considered that the proposal would be in accordance with Section 12 of the NPPF, Policies HQ1, T2 and T3 of the Central Bedfordshire Local Plan, Parking Standards in new development SPD and the Central Bedfordshire Design Guide.Reasons for granting: The proposed dormers would be visible from the street scene of Leafields. 3 )The applicant is advised where roofing work or timber treatment is to be undertaken it is the legal responsibility of the contractor to check for bats.
