Informative Notes:
1 )Reasons For Granting, The property is a detached dwelling located on Canterbury Road in Flitwick. The proposal consists of the removal of an existing conservatory, and the erection of an orangery. The proposal would be like-for-like in footprint, with the orangery measuring a width of 4m, a depth of 3.8m, and would be located at the same positioning as the existing conservatory. The proposal would have a pitched roof, with an eaves height of 2.5m, and a highest point measuring 3.55m. The proposal is located to the rear of the property, and would not be visible from the streetscene of Canterbury Road. Therefore, it is not considered that the proposal would lead to a detrimental impact on the character and appearance of the surrounding area. The proposal would be set off the boundary with both adjacent neighbours (26 and 30 Canterbury Road), and alongside existing built form located at the same positioning as the proposal, it is not considered that the proposal would lead to a loss of light, loss of privacy or overbearing impact on these adjacent properties. All other properties are considered sufficiently separated from the application site for there to be any material impact. A Tree and Landscape Officer was consulted on this application, and raised no objection to the proposal, but did comment that the trees located to the rear of the proposal are protected under TPO 8/1998. Although the proposal would not be built in close proximity to these trees, it is noted that throughout the construction process, the trees should be protected from any building work. A Tree Protection Plan has been submitted by the agent, which adequately shows the separation of the proposal form the TPO protected trees, as well as precautions to be taken during the building process. Therefore, the extension and its construction would not cause harm to these protected trees. Flitwick Town Council were consulted on this application, and raised no objection. This application was also subject to a public and neighbour consultation and no representations were received. Given the siting, design and scale of the proposal, it is considered that the proposal would not have any material impacts on the residential amenities of neighbouring properties, and would not have a detrimental impact on the character and appearance of the surrounding area.
