1 )Reasons For Granting, The property is a detached dwelling located on The Gardens in Stotfold. The proposal consists of covering previously rendered walls with horizontally installed cement boards, as well as replacing existing window and doorframes with white uPVC. The existing grey slate roof tiles would be retained. The proposal would be visible from the streetscene of The Gardens, but would not include the creation of any additional built form on the application site. The Gardens is characterised by a mixed grain of development, with various colours of render and brickwork located along the streetscene. Additionally, it is noted that the proposed cladding would create a more cohesive design across the property. Overall, it is considered that the proposal would not be at odds with the existing grain and pattern of development, and would not cause detrimental harm to the character and appearance of the surrounding streetscene. As no built form or additional windows are proposed within this application, it is not considered that the proposal would lead to any detrimental impact on neighbouring residential amenities. A neighbour comment has been received in support of the application, raising that other properties within Stotfold have benefited from cladding fitted to their exteriors, and that the proposal would enhance the appearance of the main dwellinghouse itself. Stotfold Town Council were consulted on this application and made no comment. This application was also subject to a public and neighbour consultation, and one representation of support was received as a result, which has been detailed above. Given the siting, design and scale of the proposal it is not considered that the proposal would lead to any detrimental impact on the residential amenities of neighbouring properties, or would cause detrimental harm to the character and appearance of the surrounding streetscene.
