)Reasons for granting
The application site is 44 Weston Avenue, Leighton Buzzard. The host dwelling is a semi-detached two storey dwelling, constructed of brickwork with a tiled roof and is surrounded by dwellings that are similar in scale and design.
The proposed development includes a single storey rear extension.
The single storey rear extension would be sited to the rear of the dwelling. The proposal would be considered appropriate in scale and design and therefore it is not considered that the proposal would result in a detrimental impact to the character and appearance of the area.
In terms of impact on neighbouring amenity, the rear extension would be sited adjacent to the shared boundary with No. 42 Weston Avenue. However, the proposed rear extension would not protrude beyond No. 42 rear built form. Therefore, it is considered that the proposal would not result in a loss of light or overbearing impact to the occupants at No. 42. The proposed single storey rear extension would be adequately set off the shared boundary with No. 46 Weston Avenue. As such, it is not considered that the proposal would result in a detrimental impact to the amenities of the occupants at No. 46 Weston Avenue in terms of privacy, outlook light or the causing of an overbearing impact. Neighbouring dwellings: 160, 162 and 164 Richmond Road would be sited to the rear of the site and would be sufficiently separated by some 8.1 metres from the shared rear boundary and there would be a further separation from the rear built form of these neighbours. Due to the proposed development adequate separation distance, the further separation distance from the nearest built form of these neighbours and the single storey nature of the proposal it is considered that the proposal would not give rise to a detrimental impact to the amenities of the neighbours to the rear of the site. All other neighbouring dwellings would be sufficiently separated from the proposal and as such there will be no impact to these neighbours.
It is therefore considered that the proposal as a whole would not result in any material impact on the residential amenities of any neighbouring properties and would not have a detrimental impact on the character and appearance of the area. The proposal is therefore considered to be in conformity with Policy HQ1 of the Central Bedfordshire Local Plan.
The application was subject to public consultation and no representations were received.
