)Reasons for granting:
The application site is located at 6 Lychfield Close, Northill and contains a two storey detached dwelling of facing brick and plain roof tiles, and white upvc windows.
The proposed infill of the existing front porch is considered visually acceptable in the context of the recently built streetscene. Following revisions to the scheme the proposed side extension will be set back slightly from the main front elevation. The side/rear extension will be subservient to the main dwelling and offset from the side boundary. The proposal will not unduly harm the character and appearance of the area and a condition requiring matching materials can be attached.
The proposed porch infill will be well offset from surrounding properties. The proposed side/rear extension will be sited alongside and beyond the rear elevation of the bungalow to the west No 4 Lychfield Close. That dwelling has a ground floor bathroom window on its side and a bedroom window on the rear nearest the shared boundary along which runs a 1.8m close boarded fence. Although the proposal will result in development in depth along the shared boundary, it will be single storey, designed with a roof sloping away from the boundary and offset. Given the distances and relationships involved it is not considered the proposal will result in any undue loss of light, privacy or overbearing impact to the occupiers of that dwelling. No other surrounding properties will be unduly affected.
The existing is a 3-bedroom dwelling. The extension would remove the existing two parking spaces on the drive. The proposed garage would not be included as a parking space. Following revisions the existing driveway will be widened to provide two replacement parking spaces and can be conditioned. A on site vehicular surfacing condition will also be required. The Highway Officer has no objection subject to conditions.
Neighbouring properties have been consulted on the application and no comments have been received. The Tree and Archeology Officers have no objection to the proposal. Northill Parish Council was consulted and has no objection.

The applicant is advised that no works associated with the construction of the vehicular access should be carried out within the confines of the public highway without prior consent, in writing, of the Central Bedfordshire Council. Upon receipt of this Notice of Planning Approval, the applicant is advised to follow this link on the Council website http://www.centralbedfordshire.gov.uk/transport/request/dropped-kerb.aspx or contact Central Bedfordshire Council Tel: 0300 300 8301 quoting the Planning Application number. This will enable the necessary consent and procedures under Section 184 of the Highways Act to be implemented. The applicant is also advised that if any of the works associated with the construction of the vehicular access affects or requires the removal and/or the relocation of any equipment, apparatus or structures (e.g. street name plates, bus stop signs or shelters, statutory authority equipment etc.) then the applicant will be required to bear the cost of such removal or alteration.
To fully discharge condition 1** the applicant should provide evidence to the Local Planning Authority that the Highway Authority have permitted the construction in accordance with the approved plan, before the development is brought into use.
The applicant is advised that parking for contractor's vehicles and the storage of materials associated with this development should take place within the site and not extend into within the public highway without authorisation from the highway authority.
