)Reasons For Granting,
The property is a two-storey semi-detached dwelling located on a corner plot of Dellmont Road in Houghton Regis. The proposal consists of a single storey side extension measuring a width of 5.32m (approx.), a depth of 3m, and a flat roof measuring a height of 3m. Two rooflights are proposed to be set within the roof of the proposal.
Due to the location of the proposal on a corner plot, the principal elevation of the property faces away from its attached terrace, and towards the public highway. Therefore, the proposed side extension would be viewed to the rear of the property from Dellmont Road.
The proposed side extension would be partially visible from the streetscene of Dellmont Road, however existing green material located along the boundary acts as a partial screen for the proposal. Therefore, due to this screening, and the modest size of the extension, it is considered that the proposal would not lead to any detrimental impacts on the character and appearance of the surrounding area.
The proposal, due to the L-shaped nature of the main dwellinghouse, would remain separated from the adjacent neighbour to the side (44 Dellmont Road), which would negate any material impacts on this neighbouring property.
Furthermore, due to the nature of the application site as a corner plot with a small private road to the rear of the property, the proposal would remain separated from the adjacent neighbours located across the public highway. Therefore, the proposal would not lead to any loss of light, loss of privacy or overbearing impact to any adjacent neighbouring properties.
It is noted that the proposed single storey side extension would be located within the vicinity of mature green material. Therefore a Tree and Landscape Officer, as well as an Ecology Officer were consulted on this application. Both Officers have not raised any objection to this proposal.
Additionally, the proposal would not lead to the creation of any additional bedrooms, and would not impact the existing parking provision on the application site. Therefore the proposal would maintain adequate on-site parking and thus would be in conformity with Policies T2 and T3 of the Central Bedfordshire Local Plan.
Houghton Regis Town Council were consulted on this application and raised no objection. Additionally, the proposal was also subject to a public and neighbour consultation and no representations were received.
Given the siting, scale and design of the proposal, it is not considered to lead any detrimental impacts on the character and appearance of the surrounding area, and would not lead to any detrimental impacts on the residential amenities of neighbouring properties. Therefore the proposal is considered to be in conformity with Policy HQ1 of the Central Bedfordshire Local Plan and the Central Bedfordshire Design Guide.Reasons For Granting,

)Will a new extension affect your Council Tax Charge?
The rate of Council Tax you pay depends on which valuation band your home is placed in. This is determined by the market value of your home as at 1 April 1991.
Your property's Council Tax band may change if the property is extended. The Council Tax band will only change when a relevant transaction takes place. For example, if you sell your property after extending it, the new owner may have to pay a higher band of Council Tax.
If however you add an annexe to your property, the Valuation Office Agency may decide that the annexe should be banded separately for Council Tax. If this happens, you will have to start paying Council Tax for the annexe as soon as it is completed. If the annexe is occupied by a relative of the residents of the main dwelling, it may qualify for a Council Tax discount or exemption. Contact the Council for advice on 0300 300 8306.
