)Reasons for granting:
The proposal is a resubmission of similar scheme granted under CB/23/02065/FULL, the main difference between these applications is the side extension's extension in depth surpassing the rear of the dwelling by some 6.1 metres. The proposed side extension would be visible to the street scene. The proposed side extension would be set back from the footpath by some 9 metres and as such, the proposed side extension would not be intrusive to the street scene. There is a mixed grain of development within the street scene and as such the proposed side extension would not look out of character and would not harm the character and appearance of the area.
The proposed side extension would be sited some 1.85 metres away from the boundary of No.156a's boundary and a further 2.7 metres away from the side elevation of this neighbour. The proposed extension would cause some loss of light to this neighbour's side elevation window, which appears to serve a habitable room. The room appears to have another window sited to the front elevation. This window is already compromised in terms of light due to the existing situation with the existing boundary treatment on site. As such, it is not considered that the proposal would result in any further loss of light to this window than already exists, as is therefore acceptable in that regard. The proposed side extension would also cause some loss of light to No.156a's rear conservatories side windows, however as the conservatory would be served by multiple windows to the rear and side, it is not considered that the proposal would have a significant impact on this property.
The proposal would increase the number of bedrooms from 3 to 4. This increase would require 3 parking spaces as per the Council's Parking Standards in New Development SPD. As assessed from a site visit to the site, the application site benefits from parking spaces to the front and side of the dwelling and would be able to accommodate 3 parking spaces.
It is considered that the proposal would be in accordance with Section 12 of the NPPF, Policies HQ1, T2 and T3 of the Central Bedfordshire Local Plan, Parking Standards in new development SPD and the Central Bedfordshire Design Guide.Reasons for granting:
