Informative Notes:
1 )Reasons for Granting: The application site is two-storey detached dwelling located on Wordsworth Close in Upper Caldecote. No. 2 is constructed of brickwork with a tiled pitched roof. The proposal consists of fenestration changes to the rear of the external garage and roof alterations to the garage, changing the flat roof to a pitched roof. This application is in addition to a previously approved application (reference CB/23/02664/FULL), which includes a front extension and conversion of the internal garage. The footprint of the existing built form would not be changed. The roof alterations would measure 2.2 metres to the eaves and 4 metres at the highest point and would be constructed to match the tiles of the main dwellinghouse. The proposed alterations would be modest in scale and design and would be considered to provide a sympathetic addition to the existing dwellinghouse. The proposed development would be visible within the street scene, due to its location on a corner. There are existing examples of roof alterations to garages in Wordsworth Close and therefore the proposal would be unlikely to have any detrimental impact on the character and appearance of the area. Due to the nature and location of the proposal, all neighbouring properties are considered to be sufficiently separated and/or screened and the proposal would not be considered to result in any loss of light, loss of privacy or give rise to any overbearing impact. The proposal would not adversely affect the existing parking or access arrangements at the application site and would therefore be acceptable on a like-for-like basis. Northill Parish Council were consulted on this application and had no comments to provide. The Archaeology and Ecology teams were also consulted and had no objections. The application was subject to public consultation and no representations were received. The proposal is therefore considered to be in accordance with Policies HQ1, T2 and T3 of the Central Bedfordshire Local Plan, the Northill Parish Neighbourhood Plan, Section 11 of Central Bedfordshire Design Guide, Parking Standards for New Developments SPD and Section 12 of the National Planning Policy Framework (NPPF).Reasons for Granting: The application site is two-storey detached dwelling located on Wordsworth Close in Upper Caldecote. 5 )Will a new extension affect your Council Tax Charge? The rate of Council Tax you pay depends on which valuation band your home is placed in. This is determined by the market value of your home as at 1 April 1991. Your property's Council Tax band may change if the property is extended.  The Council Tax band will only change when a relevant transaction takes place. For example, if you sell your property after extending it, the new owner may have to pay a higher band of Council Tax. If however you add an annexe to your property, the Valuation Office Agency may decide that the annexe should be banded separately for Council Tax.  If this happens, you will have to start paying Council Tax for the annexe as soon as it is completed. If the annexe is occupied by a relative of the residents of the main dwelling, it may qualify for a Council Tax discount or exemption.  Contact the Council for advice on 0300 300 8306.
