)Reasons for Granting,
The property is a detached bungalow located on a corner plot in Bideford Green, Linslade. The proposal consists of a single storey side extension measuring a width of 3.37m, a depth of 6.5m from the side wall and a pitched roof measuring an eaves height of 2.3m, and a highest point of 4.37m .It is noted that the original proposal detailed a continuation of the ridgeline to match the roof height of the original dwellinghouse, however after further discussion, the proposed roof ridge has been set down to avoid issues with material matching.
The proposal is located along a side elevation facing the entrance of Bideford Green, therefore the proposal would be a highly visible addition to the streetscene. It is noted that the property is set at a lower level than the public highway, which would partially reduce the impact of this proposal on the streetscene. Overall, due to the modest size of the proposal, alongside the subservient nature of the extension, it is not considered that the application would have a detrimental impact on the character and appearance of the surrounding area.
The proposal would remain sufficiently separated from all adjacent neighbouring properties, and thus would not lead to a loss of light, loss of privacy or overbearing impact on any adjacent neighbours.
The proposal would not lead to the creation of any additional bedrooms, and would not impact the existing parking provision of the site. Therefore, the proposal would provide adequate parking provision, and thus would be in conformity with Policies T2 and T3 of the Central Bedfordshire Local Plan.
Leighton-Linslade Town Council were consulted on this application and raised no objection. This application was also subject to a public and neighbour consultation and no representations were received.
Given the siting, design and scale of the proposal it is considered that the application would not lead to any detrimental impacts on the character and appearance of the surrounding area, and would not have detrimental harm on the residential amenities of neighbouring properties.
