)Reasons for Granting:
The application site is a detached two-storey dwelling located on Chapel Road in Flitwick. The proposal is for a single storey front extension, which would be of an infill nature, with a high window in the side elevation and a rooflight. The proposed extension would have a depth of 2.3 metres, a width of 2.6 metres, a height to the eaves of 2.1 metres and a maximum pitched roof height of 3.3 metres. The proposal would include a partial garage conversion and installation of a window in the side elevation of the existing dwelling.
The proposed extension is set to the front of the property, however it would not extend beyond the principal elevation of the main dwellinghouse. It would be visible in the streetscene, however it is considered that the scale and design would be a modest addition. There are examples of front extensions in Chapel Road, including the adjacent neighbour No.16. As such, the proposal is not considered to result in any detrimental impact on the character and appearance of the area.
On the basis of the siting of the proposal, the most potentially impacted neighbouring dwelling is deemed to be No.16 Chapel Road. The proposed extension would be screened by the existing built form. The proposed window in the North side elevation would be obscure glazed, ground-floor level and screened by boundary treatment. As such, the proposal is unlikely to lead to any harmful overlooking impact, loss of privacy or loss of light for this neighbouring dwelling. The proposed South side window in the front extension would be at a height of at least 1.7 metres, and unlikely to result in overlooking concerns. All other properties are sufficiently separated and/or screened from the proposal and would not be detrimentally impacted.
The proposal does not contain any additional bedrooms and would not adversely affect the existing parking or access arrangements at the site. According to the Parking Standards SPD, a single garage would not constitute a parking space and therefore the partial conversion of the garage would not result in harm and as such, adequate parking provision has been maintained.
Flitwick Town Council were consulted on the application and have raised no objections. The application was subject to public consultation and no representations were received.
The proposal is therefore considered to be in accordance with Policies HQ1, T2 and T3 of the Central Bedfordshire Local Plan, Section 11 of Central Bedfordshire Design Guide, Parking Standards for New Developments SPD and Section 12 of the National Planning Policy Framework (NPPF).Reasons for Granting:

)Will a new extension affect your Council Tax Charge?
The rate of Council Tax you pay depends on which valuation band your home is placed in. This is determined by the market value of your home as at 1 April 1991.
Your property's Council Tax band may change if the property is extended. The Council Tax band will only change when a relevant transaction takes place. For example, if you sell your property after extending it, the new owner may have to pay a higher band of Council Tax. If however you add an annexe to your property, the Valuation Office Agency may decide that the annexe should be banded separately for Council Tax. If this happens, you will have to start paying Council Tax for the annexe as soon as it is completed. If the annexe is occupied by a relative of the residents of the main dwelling, it may qualify for a Council Tax discount or exemption. Contact the Council for advice on 0300 300 8306.
