The application consists of two-story semi-detached properties 4 and 6 Marquis Hill, in Shillington. The application site is located south of Marquis Hill and is surrounded by dwellings of varying scales, styles and design. The application seeks planning permission for the installation of 2 below ground sewerage treatment tanks, 1 to each garden and removal of the septic tank at 6 Marquis Hill.
The proposed works would be underground, and therefore would minimal impact on the character and appearance of the area and on neighbouring amenity. The proposed tanks would measure 2.5 m x 2.1 m, and would be mostly underground, with only a small flat circular access point visible on the ground, which is coloured green to blend in with the grass. It is also considered the proposed works would have no impact on the highway network, as three parking spaces would be replaced on top of the underground tank.
The Pollution Team raised no objections, subject to correct use, regular emptying and maintenance to prevent odour. The Sustainable Drainage Team had no comments to make on the proposal as the proposal would not impact drainage in the area, however did advise to consult Environment Agency. The EA advised they would not need to be consulted unless there were other constraints on the site (e.g. Flood zone 3). The application site is not within a Flood Zone 3 and therefore the EA advised they would not have any comments.
Overall, it is considered the proposal would be in accordance with Policy HQ1, CC6, T2 and T3 of the CBLP (2021), Section 8 and 12 of the NPPF (2024) and the CBDG (2023).Reasons for Granting
