)Reasons for granting:
The application seeks planning permission for a two storey side extension and a dropped kerb to the front of the property. The application follows pre-application advice for a similar scheme which did not include the proposed dropped kerb and featured a wider extension. Following this advice, the extension has been reduced in width and a dropped kerb is featured to the front of the property to allow for a further off street parking space.
The proposed extension, whilst would be more than half the width to of the dwellinghouse, would be sited some 1.1 metre away from the boundary and would not appear dominant within the street scene. The proposed extension would be set down from the main ridgeline of the dwelling and would be set back from the front elevation and as such would appear subservient. Furthermore, examples of similar extensions can be found within the street scene of Tennyson Avenue and as such the proposed extension would not appear out of character.
The proposed extension would not be sited adjacent any boundary with a neighbouring property, with neighbouring property No.40 Tennyson Avenue being shielded from the proposed extension by No.41's existing built form. In terms of outlook, the proposed first floor windows of the extension would have a similar outlook of neighbouring property No.42 Tennyson Avenue (sited to the rear of the property) as to the existing first floor windows at No.41. As such, the proposal is not considered to have an adverse impact to neighbouring properties.
The proposal will be increasing the number of bedrooms from 2 to 3, which requires two off road parking spaces. The application proposes an additional space to the front of the property, with a dropped kerb to the front of the property, a net gain of one parking space. The Council's Highways Officer has raised no objection to the proposed parking arrangements and dropped kerb, subject to relevant conditions.
