)Reasons for Granting:
The application site is a single storey link-detached dwelling located on Ampthill Road in Flitwick. The proposal is for a single storey front extension. It would have a depth of 5 metres, a width of 4.4 metres and a height to the eaves of 2.4 metres, with a maximum roof height of 3.8 metres.
The proposed extension is set to the front of the property and would extend beyond the principal elevation. It would therefore be visible to the streetscene. There are existing examples of front extensions along this section of Ampthill Road, and it is considered that the proposal would be in keeping with the neighbouring dwellings. The external walls would be finished in horizontal timber cladding in grey. Overall, the proposed development is not considered to have a detrimental impact on the character and appearance of the area.
The proposed extension would be sited 1.4 metres from the shared boundary of No.33 Ampthill Road. It would comply with the 45 degree rule of light and there would be no windows in the side elevation, and therefore the proposal is unlikely to lead to any detrimental impact on this neighbouring dwelling. The adjoining neighbour, No.35 would be separated from the proposed extension by some 7 metres and unlikely to be impacted. All other properties are sufficiently separated from the proposal.
The dwelling would remain a 3-bedroom property, which would require 2 off-street parking spaces. Whilst the extension projects forward of the principal elevation, the application site hosts a large parking area to the front of the property and sufficient off-street parking would be retained.
Flitwick Town Council were consulted on the application and raised no objections. The Tree Officer was also consulted on this application and raised no objection. The application was subject to public consultation and no representations were received.
The proposal is therefore considered to be in accordance with Policies HQ1, T2 and T3 of the Central Bedfordshire Local Plan, Section 11 of Central Bedfordshire Design Guide, Parking Standards for New Developments SPD and Section 12 of the National Planning Policy Framework (NPPF).Reasons for Granting:
