)Reasons for granting:
The proposal seeks internal alterations to an existing garage at 9 Priory Road, Dunstable. The proposed works include a WC, in connection with the existing incidental use of a gym. The proposed works would not involve any external alterations, nor would it change the incidental use of the garage with the host dwelling. Due to the nature of the works, it is not considered that the proposal would have an adverse impact on the character of the area.
Furthermore, the proposed works, due their nature and scale would not impact neighbouring amenities or the existing parking arrangements.
It is considered that the proposal would be in accordance with Section 12 of the NPPF, Policies HQ1, T2 and T3 of the Central Bedfordshire Local Plan, Parking Standards in new development SPD and the Central Bedfordshire Design Guide.Reasons for granting:
