1 )Reasons for Granting: The application site is a two-storey, detached dwelling located on The Causeway in Clophill. The proposal consists of a single storey front porch extension, and installation of cladding and render to the front and side elevations. The proposed extension would have a depth of 1.5 metres, a width of 3.6 metres, a height to the eaves of 2.4 metres and a maximum roof height of 3.5 metres. The proposed extension and external alterations are set to the front of the dwellinghouse and therefore would be visible from the public realm. The Causeway sites a variety of designs and styles. The proposed materials would be pale grey composite cladding, monocouche silver pearl render, and sage green windows and it would be considered that due to the location of the application site, the scale, design and materials would be an appropriate addition to the existing dwellinghouse. As such, the proposal would not result in a detrimental impact on the character and appearance of the area. Given consideration to the sufficient separation distance between the proposal and neighbouring dwellings, the proposed extension would be unlikely to lead to a loss of privacy, loss of light or overbearing impact. The proposal would not adversely affect the existing parking or access arrangements at the site. Clophill Parish Council were consulted on the application and have raised no comments. The application was subject to public consultation and no representations were received.
