)This proposal falls partly within the Buckingham and River Ouzel Internal Drainage Board's district. No development shall take place within 9 m of a watercourse without the prior consent of the Board. This includes the culverted watercourse that crosses the applicant's land (our designation #135). Consent under the Land Drainage Act is separate to planning permission and not superseded by it. Development includes planting, fencing and landscaping.
The Board's policy regarding surface water discharges changed in 2024. The following should be borne in mind for any proposed discharge in future:
If surface water (or treated foul water) discharge is proposed to a watercourse within the Board's district (either directly or indirectly), the proposed development requires Land Drainage consent in line with the Board's byelaws (specifically Byelaw 3). Any consent granted will likely be conditional, pending payment of a surface water development contribution (SWDC), calculated in line with the Board's charging policy. The applicant has not indicated how they intend to dispose of stormwater. Should the desired method be by soakaway a comprehensive ground investigation must be performed. )The applicant is advised that parking for contractor's vehicles and the storage of materials associated with this development should take place within the site and not extend into within the public highway without authorisation from the highway authority. If necessary the applicant is advised to contact The Street Works Co-ordinator, Central Bedfordshire Highways, by contacting the Highways Helpdesk 0300 300 8301. Under the provisions of the Highways Act 1980 the developer may be liable for any damage caused to the public highway as a result of demolition/construction of the development hereby approved.
