)Reasons for Granting:
The application site is a two storey semi-detached dwelling located on Richmond Road in Leighton Buzzard. The proposal consists of the erection of a single storey rear and side extension with a rooflight. The proposal would measure 2.2 metres in depth from the existing rear elevation and 2.4 metres in width from the side elevation.
Due to the siting and design, the proposed side extension would be visible within the street scene. The proposed side extension would remain modest and subservient to the existing dwelling, which would be set back from the principle elevation by 1.9 metres. On the basis of its design and scale, the proposal would form an appropriate addition to the existing dwellinghouse and would not be deemed to have any detrimental impact on the character and appearance of the area.
In terms of neighbouring amenity, the proposal would be sited 3.2 metres from the boundary of neighbouring dwelling No.13 Richmond Road. The proposal would comply with the 45 degree rule of light and therefore this neighbouring dwelling is unlikely to be detrimentally impacted. The proposed extension would be sited on the shared boundary with No.15a Richmond Road, however due to the single storey nature of the proposal, it would be unlikely to result in an overbearing impact. In addition, the proposed rear elevation would not extend further than the existing rear building line of No.15a and therefore would not result in a loss of light or loss of privacy.
The proposal would increase the number of bedrooms to four, and this would require three off-street parking spaces. The provided block plan shows the parking layout to include three parking spaces and as such, would be in accordance with the Parking Standards SPD.
Leighton-Linslade Town Council were consulted on this application and raised no objection. The application was subject to public consultation and one comment of support was received.
The proposal is therefore considered to be in accordance with Policies HQ1, T2 and T3 of the Central Bedfordshire Local Plan, Section 11 of Central Bedfordshire Design Guide, Parking Standards for New Developments SPD and Section 12 of the National Planning Policy Framework (NPPF).Reasons for Granting:

)Will a new extension affect your Council Tax Charge?
The rate of Council Tax you pay depends on which valuation band your home is placed in. This is determined by the market value of your home as at 1 April 1991.
Your property's Council Tax band may change if the property is extended. The Council Tax band will only change when a relevant transaction takes place. For example, if you sell your property after extending it, the new owner may have to pay a higher band of Council Tax.
If however you add an annexe to your property, the Valuation Office Agency may decide that the annexe should be banded separately for Council Tax. If this happens, you will have to start paying Council Tax for the annexe as soon as it is completed. If the annexe is occupied by a relative of the residents of the main dwelling, it may qualify for a Council Tax discount or exemption. Contact the Council for advice on 0300 300 8306.
