)Reasons for Granting:
The application site is a two storey semi-detached dwelling located on Greenfield Road in Flitton. The proposal consists of the erection of a front porch, and a single storey rear extension following demolition of the existing conservatory and a side extension. The proposed rear extension would measure 4 metres in depth, 9.4 metres in width and a height to the eaves of 2.8 metres. The proposed side extension would have staggered built form, and would measure 3.2 metres in maximum width, 7.3 metres in depth, a height to the eaves of 2.6 metres and a maximum pitched roof height of 4.1 metres.
Due to the siting and design, the proposed rear extension, which replaces existing built form along the boundary, would not be visible within the street scene, however the side and front extensions would be visible. The proposed side extension would enhance a symmetrical design of the semi-detached pairing, with No.89 siting a single storey extension to the side with a similar roof form, although it is set further back from the principal elevation. The proposed extensions would be modest and subservient to the existing dwelling, with existing examples of side extensions and front porches in the surrounding area. On the basis of its design and scale, the proposal would form an appropriate addition to the existing dwellinghouse and would not be deemed to have any detrimental impact on the character and appearance of the area.
In terms of neighbouring amenity, the proposed rear extension would be sited along the shared boundary with No.89 Greenfield Road. The proposed rear extension would be unlikely to have a detrimental impact on No.89, due to existing single storey built form of both properties and therefore any existing impact would remain unchanged. There would be the addition of a rooflight in the proposed side extension roofslope towards No.85A, however as it would have an upwards outlook and serve the boot room, it would be unlikely to result in a loss of privacy. As such, the proposal would not result in a loss of light, loss of privacy or overbearing impact to neighbouring dwellings.
The proposal would not increase the number of bedrooms and as such, the parking requirement for the application site would be acceptable on a like-for-like basis.
Flitton and Greenfield Parish Council were consulted on this application and raised no comments. The application was subject to public consultation and no representations were received.
