Informative Notes:
1 )Reasons for Granting: The application site is a two storey semi-detached dwelling located on Finch Crescent in Linslade. The proposal consists of the erection of single storey rear extension and a front porch. The proposed rear extension would measure 4 metres in depth, 7.1 metres in width, and a flat roof height of 3 metres. The proposed front porch extension would measure 3.4 metres in width, 1.5 metres in depth and a height to the eaves of 2.6 metres. Due to the siting and design, the proposed rear extension would not be visible within the street scene, however the front extension would be visible. The proposed front extension would be a modest and subservient addition to the existing dwelling, with existing examples of front porches in the surrounding area. On the basis of its design and scale, the proposal would form an appropriate addition to the existing dwellinghouse and would not be deemed to have any detrimental impact on the character and appearance of the area. In terms of neighbouring amenity, the proposed rear extension would be sited along the shared boundary with No.48 Finch Crescent. There is existing built form along the boundary, which is attached to No.48's outbuilding, and would be demolished to accommodate the proposed extension. Whilst the roof canopy would extend the depth of the existing outbuilding, the depth of the proposed extension would be 1.6 metres less than the existing built form. In addition, the height along the boundary would be 0.4 metres lower than the existing built form. No.52 Finch Crescent would be separated by 5 metres from the proposal, and therefore is unlikely to detrimentally impacted due to sufficient separation distance. As such, the proposal would not result in a detrimental loss of light, loss of privacy or overbearing impact to the amenity of neighbouring dwellings. The proposal would not increase the number of bedrooms and as such, the parking requirement for the application site would be acceptable on a like-for-like basis. Whilst the proposed front porch extension would reduce the depth of a section of the parking area, the existing parking situation would be able to be retained. Leighton-Linslade Town Council were consulted on this application and raised no objection. Natural England was also consulted and raised no comments. The application was subject to public consultation and no representations were received. The proposal is therefore considered to be in accordance with Policies HQ1, T2 and T3 of the Central Bedfordshire Local Plan, Section 11 of Central Bedfordshire Design Guide, Parking Standards for New Developments SPD and Section 12 of the National Planning Policy Framework (NPPF).Reasons for Granting: The application site is a two storey semi-detached dwelling located on Finch Crescent in Linslade. 6 )Will a new extension affect your Council Tax Charge? The rate of Council Tax you pay depends on which valuation band your home is placed in. This is determined by the market value of your home as at 1 April 1991. Your property's Council Tax band may change if the property is extended. The Council Tax band will only change when a relevant transaction takes place. For example, if you sell your property after extending it, the new owner may have to pay a higher band of Council Tax. If however you add an annexe to your property, the Valuation Office Agency may decide that the annexe should be banded separately for Council Tax. If this happens, you will have to start paying Council Tax for the annexe as soon as it is completed. If the annexe is occupied by a relative of the residents of the main dwelling, it may qualify for a Council Tax discount or exemption. Contact the Council for advice on 0300 300 8306.
