)Reasons for Granting
The application site is a two-storey, detached dwelling located on Gardeners Close in Flitwick. The proposal is for a single storey front porch, which would be an extension to the existing front projection. The proposed porch would have a depth of approximately 2.5 metres, a width of 2.5 metres, a height to the eaves of 2.4 metres and a maximum hipped roof height of at least 3.3 metres.
The proposed extension is set to the front of the property and extends beyond the principal elevation of the main dwellinghouse and therefore it would be visible in the street scene. It is considered that the scale and design would be a modest addition to the existing dwellinghouse and there are examples of front porches in Gardeners Close. As such, the proposal is deemed to echo the style of the dwellinghouse and neighbouring properties and would not result in any detrimental impact on the character and appearance of the area.
Given consideration to the sufficient separation distance between the application site and neighbouring dwellings, the proposed extension would be unlikely to lead to a loss of privacy, loss of light or overbearing impact. The proposal would not adversely affect the existing parking or access arrangements at the site.
Flitwick Town Council were consulted on the application and have raised no comments. The application was subject to public consultation and no representations were received.
