1 )Reasons for granting The application site relates to a semi-detached two-storey dwelling located on Bishop Close, Leighton Buzzard. No. 25 is constructed of brickwork with a tiled pitched roof and is surrounded by properties similar in design and scale. The proposal consists of the erection of a single-storey rear extension with a pitched roof, parapet wall and two rooflights following the demolition of an existing conservatory. The rear extension would have a proposed width of approximately 5 metres, a depth of 3.5 metres, an eaves height of 2.7 metres and a maximum height of 3.6 metres. The rear extension would have a moderate footprint of approximately 17.4 m2 and therefore would be considered proportionate to the host dwelling. The rear extension would not be visible within the street scene of Bishop Close and therefore would not a detrimental impact on the character and appearance of the area. Overall, the proposed development is not considered to have a detrimental impact on the character and appearance of the area or the host dwelling in accordance with Policy HQ1of the Central Bedfordshire Local Plan. In terms of neighbouring amenity, the rear extension would be set on the shared boundary with the attached property, 23 Bishop Close, and would extend approximately 0.4 metres beyond the rear of this property's own conservatory. Due to the minimal extension beyond the rear of this property and its single-storey nature the proposed extension is not considered to have a detrimental impact on the residential amenities of this neighbour. All other neighbours are sufficiently separated from the proposed rear extension for there to be a detrimental impact. There are no privacy concerns regarding the proposed rooflights as they would not directly look into any neighbouring properties. Overall, the proposal is considered to have an acceptable neighbour amenity impact, complying with Section 12 of the NPPF, Policy HQ1 of the Central Bedfordshire Local Plan and Section 11 of Central Bedfordshire Design Guide 2023. The proposal would not lead to any additional bedrooms or the removal of any onsite parking, therefore, sufficient off-street parking has been retained onsite. As such, the proposal is considered to be in conformity with Policies T2 and T3 of the Central Bedfordshire Local Plan. Leighton-Linslade Town Council were consulted as part of this application and raised no objection. Natural England were also consulted as part of this application, but no comments were received. The application was subject to a public consultation, and no comments were received.
