1 )Reasons for granting The application site is a two-storey mid- terraced dwelling located on Leaf Road in Houghton Regis. No. 56 is constructed of brickwork with a tiled, pitched roof and is surrounded by properties of similar design. The proposal consists of a single storey rear extension with a flat roof that will replace an existing single storey wooden structure. The proposal would be 2.84m wide by 2.98m deep with a height of 2.30m to the eaves with an overall height of 3.10m overall. Material finish to be brick finish with UPVC door to the side and an obscure glazed window to the rear. The proposal will increase the floor space of No.56 by 5 sqm providing a small lobby and downstairs toilet. With the increase in height and floorspace these will be visible from the neighbouring properties. However, due to the existing brick boundary between no. 56 and the neighbouring property no. 58 and the existing wooden structure, these would be considered minor alterations that would not have a material impact on the character and appearance of the area. Therefore, the proposal is not considered to have a detrimental impact on the character and appearance of the area and is in accordance with Policy HQ1 of the Central Bedfordshire Local Plan. In terms of neighbouring amenity, the proposed extension would include a door and window in similar locations to the existing situation, however, the window would be smaller and obscure and will not be visible from the neighbouring property due to the brick structure in No.58. However, the door in the side of the proposed elevation would be facing towards the boundary of no.54 but this would only replace the existing door and is therefore not considered to have a significant impact and is deemed to have little visual impact and overall is considered to have an acceptable neighbour amenity impact, complying with section 12 of the NPPF, policy HQ1 of the central Bedfordshire Local Plan Section 11 of Central Bedfordshire Design Guide 2023. Houghton Regis Town Council were consulted and raised no comments. The application was subject to public consultation, though no objections were raised.
