1 )Reasons for Granting: The application site relates to a detached two-storey dwelling with detached front garage located to the western side of Plantation Road in Leighton Buzzard. The White House is constructed of brickwork with a white render and has a tiled pitched roof and is surrounded by properties varying in design. Planning permission is sought for the erection of a single storey rear extension with rooflights and bi-fold doors to the rear, following the removal of a conservatory. The proposed development would have an overall width of 11.90m with a maximum depth of 7.95m deep and height of 2.40m to the eaves with a maximum height of 3.68m to the top of the roof lights. Materials would match the existing property. The proposal would include bifold doors to the rear and windows facing to the south towards the boundary of the property named 'Fir Trees'. Given the siting, design and spacious plot, it is not considered that the proposal would have a material impact on the character and appearance of the area. As such the proposal is considered to be in accordance with Policy HQ1 of the Central Bedfordshire Local Plan. In terms of neighbouring amenity, the neighbouring property to the south, known as Fir Trees, is sited forward of the host dwelling. The proposed extension would be set off the shared boundary by some 5 metres. Whilst there would be windows facing towards this boundary, given the separation distance and existing boundary treatment it is not considered that there would be any detrimental loss of privacy to this neighbour. Due to the siting of the proposed extension and the relationship with this neighbour, it is not considered that there would be any loss of light or overbearing impact. The neighbouring property to the north, known as Silver Birch, is set further forward in the plot than the host dwelling. Given the siting and design of the proposal, and the existing relationship with this neighbour it is not considered that there would be any detrimental impact on the residential amenities of this neighbour. As such, it is not considered that the proposal would result in any detrimental impact on the residential amenities of neighbouring properties and is therefore considered to be in conformity with Policy HQ1 of the central Bedfordshire Local Plan, Section 11 of Central Bedfordshire Design Guide 2023 and Section 12 of the National Planning Policy Framework (2024) The proposal would not result in the addition of bedrooms and therefore adequate parking provision has been retained on site. The proposal is therefore considered to be in conformity with Policies T2 and T3 of the Central Bedfordshire Local Plan. Leighton-Linslade Town Council were consulted and raised no objection to the proposal. The application was subject to public consultation, no representations were received.
