)Reasons for Granting:
The application site is a two-storey, detached dwelling located to the south of Fallowfield, Ampthill. No.56 is constructed of brickwork featuring white render, with a gable tiled roof. The proposal consists of the erection of a single-storey side extension to the east elevation, this would have a width of 3.2 metres, a depth of 8.6 metres, a height to the eaves of 2.7 metres and a maximum mono-pitched roof height of some 4.2 metres. The footprint of the property would increase by approximately 27 square metres.
Fallowfield is characterised by dwellings of varied age and design. Side extensions to other properties across the area are noted, and therefore the proposal is not considered to be at odds with the existing grain and pattern of development. The proposal would be set back some 10 metres from the streetscene of Fallowfield and would be partially screened by established landscaping on the boundary. On the basis of its design and scale, given the dwelling's generous plot size, the proposal would form a proportionate addition to the existing dwellinghouse. Moreover, the side extension would be set back some 0.45 metres from the principle elevation of the host dwelling and would be constructed of materials to match. As such, it is considered that the proposal would remain a subservient addition which would not have a detrimental impact on the character and appearance of the area.
Regarding the siting of the proposal, the most potentially impacted neighbouring dwelling is deemed to be No.58 Fallowfield. In terms of neighbouring amenity, the proposed side extension would be set some 2.8 metres from this neighbouring property. The proposal includes the installation of glazed bi-fold doors to the east elevation facing this neighbouring dwelling. It is noted that there is an existing degree of mutual overlooking between the properties, with views from the ground floor at the application site and first-floor windows at No.58. Having regard to this existing relationship and the separation distance between the proposal and this neighbouring dwelling, the proposal is not considered to give rise to any unacceptable overlooking or loss of privacy to this neighbouring occupiers. All other neighbouring dwellings are considered sufficiently separated for there to be any neighbouring impact due to the sitting and scale of the proposal.
The proposal does not create any additional bedrooms and therefore would not be required to demonstrate further onsite parking. The proposal would not adversely affect the existing parking or access arrangements at the application site and would therefore be acceptable on a like-for-like basis.
Ampthill Town Council were consulted on this application and did not provide any comments. The application was subject to public consultation and no representations were received.
