1 )Reasons for Granting: The application site is a two-storey, detached dwelling located on Falldor Way, Ampthill. No.10 is constructed of buff brickwork with a gable tile roof featuring two front dormers. The proposal consists of the erection of a single storey extension to the rear of the dwelling which would attach to the existing rear projection. This would measure approximately 3.2 metres in width, 2.45 metres in depth, have a height to the eaves of 2.7 metres, a mono-pitched roof with a maximum height of 3.7 metres. The overall footprint of the property would increase by approximately 8 square metres. Falldor Way is characterised by two-storey, detached dwellings of similar age and design and faces onto terraced housing to the south. Rear projections to other properties across Falldor Way are noted, and therefore the proposal is not considered to be at odds with the existing grain and pattern of development. The proposed rear extension would sit to the east of the existing rear projection and would be sited within the footprint of existing hardstanding. On the basis of its design and scale, the proposal would form a proportionate and modest addition to the existing dwellinghouse, which would be constructed of materials to match. As such, the proposed single-storey rear extension would not be deemed to have any detrimental impact on the character and appearance of the area. Regarding the siting of the proposal, the most potentially impacted neighbouring dwelling is deemed to be No.8 Falldor Way. In terms of neighbouring amenity, the proposed rear extension would be set some 8.3 metres from the side elevation of this property, this is considered to be a rear-to-side relationship, and as such it would not result in any material overlooking or unacceptable loss of privacy to this neighbouring dwelling. The proposal also includes the installation of a rooflight to the rear extension, this would be upward facing and therefore is not considered to give rise to any overlooking or loss of privacy. Due this separation distance and the presence of the existing rear projection which currently faces this neighbour, no detrimental impact on occupants of this neighbouring dwelling would be deemed to arise. The proposal includes the installation of a second rooflight to the west roof slope of the existing rear extension, this would be set some 9 metres from neighbouring dwelling No.12 Falldor Way, separated by a shared driveway with this property. Furthermore, this rooflight would be upward facing and therefore is not considered to give rise to any overlooking or loss of privacy to this neighbour. The proposal would not adversely affect the existing parking or access arrangements at the application site and would therefore be acceptable on a like-for-like basis. Ampthill Town Council were consulted on this application and did not provide any comments. The Tree and Landscape Officer was consulted on the proposal and raised no objections. The application was subject to public consultation and no representations were received.
