)Reasons for Granting:
The application site is a two-storey, semi-detached dwelling located along Shakespeare Drive in Upper Caldecote. The proposal is for a single storey front porch, which would have a depth of 1.5 metres, a width of 2.7 metres, a height to the eaves of 2.6 metres and a maximum roof height of 3.4 metres.
The proposed extension is set to the front of the property and extends beyond the principal elevation of the main dwellinghouse and therefore it would be visible in the streetscene. Shakespeare Drive sites dwellings of a similar scale and design, with existing examples of front porches close to the application site. It is considered that the scale and design would be a modest addition and the proposed materials would match those of the existing dwellinghouse. As such, the proposal would not result in any detrimental impact on the character and appearance of the area.
The attached and closest neighbouring dwelling, No.25 Shakespeare Drive, would be approximately 3.3 metres from the proposal. Given consideration to the sufficient separation distance between the proposal and neighbouring dwellings, the proposed extension would not give rise to a detrimental loss of privacy, loss of light or overbearing impact. The proposal would not adversely affect the existing parking or access arrangements at the site.
Northill Parish Council were consulted and support the application. The application was subject to public consultation and no representations were received.
