1 )Reasons for Granting: The application site is a detached dwelling located along Ashburnham Road in Ampthill. The proposal is for the erection of a single storey front extension with roof light, a front porch extension and front fenestration alterations. The proposal includes a widened vehicle crossover to a width of 5 metres. The proposed extension is set to the front of the property and would extend beyond the principal elevation. It would therefore be visible to the streetscene. There are existing examples of front extensions and porches in Ashburnham Road, notably Nos. 57 and 65, which are opposite the application site. No.55 Ashburnham Road sites grey-coloured windows, which are similar to the proposal. It is considered that the proposal would be in keeping with the local area. The scale and design would remain proportionate to the property, providing a subservient addition to the front elevation with brickwork and tiling to match the existing dwelling. As such, the proposal would not result in a detrimental impact to the character and appearance of the area. In terms of neighbouring amenity, the front extension would be a minimal increase in built form and would remain well separated from neighbouring dwellings. The proposal would have no additional windows in the side elevations and as such, the neighbouring dwellings are unlikely to be detrimentally impacted in terms of loss of light, loss of privacy or an overbearing impact. The proposal would not increase the number of bedrooms at the property and therefore the parking requirements would remain the same. It is unlikely that the proposal will negatively impact the public highway or the off-street parking on site. The proposal includes the extension of the existing vehicle crossover at the site. The Council's Highways Officer has raised no objection. The provided plans show the proposed crossover to be 5 metres and would therefore not be required to enter into a Section 278 Agreement of Highway works. In addition, the Highways Officer requested a condition for details of the junction, however this would not be required for planning permission and will be dealt with and approved by the Highways team on submission of an application for the dropped kerb. Ampthill Town Council were consulted on the application and support the proposal. The Council's Tree Officer raised no objection to the proposal. The application was subject to public consultation and no representations were received. This will enable the necessary consent and procedures under Section 184 of the Highways Act to be implemented.
