Conditions or Reasons:
1) 1. Before the development is commenced the approval of the local planning authority shall be obtained in respect of the following matters (the reserved matters): a. the layout of the site, including the disposition of buildings, screen walls and fences and access arrangements to the site and to the buildings; b. plans and elevations of all buildings and other structures including in particular boundary walls, screen walls and fences; c. the colour and type of facing materials to be used for all external walls and roofs. REASON: This application is expressed to be an outline application only. 2. The dwelling hereby permitted shall be occupied as a staff cottage by an employee of the occupier of Rushmere House. REASON: The local planning authority would not permit sporadic residential development in this locality outside the main built up area of Leighton Buzzard unless it was for a purpose associated with the occupation of the existing house as such. 3. No trees on the site shall be lopped, topped or felled without the prior consent in writing of the local planning authority. REASON: To safeguard the appearance of the area. 4. Application in writing for approval of any reserved matter must be made within three years from the date of this permission. REASON: To comply with the requirements of Section 42 of the Town and Country Planning Act 1971 and to prevent the accumulation of unimplemented planning permissions. 5. The development must be begun not later than whichever is the later of the following dates: a. the expiration of 5 years from the date of this outline permission; b. the expiration of 2 years from the final approval of the reserved matters or in the case of approval on different dates, the final approval of the last such matter approved. REASON: To comply with the requirements of Section 42 of the Town and Country Planning Act 1971 and to prevent the accumulation of unimplemented planning permissions.
