Conditions or Reasons for Planning Application - CB/18/04184/VOC
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of the original permission, which was approved on 12/12/2017.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) Prior to the first occupation of the residential unit hereby approved, details of the following shall be submitted to and approved in writing by the Local Planning Authority:

- The layout, surfacing using a stable and durable material, and drainage for the parking area. Arrangements shall be made for surface water drainage from the site to soak away within the site so that it does not discharge into the highway or into the main drainage system; and

- a turning space for service vehicles.

The development shall be constructed in accordance with the approved details. The approved parking and turning areas shall thereafter be retained and kept available for the parking and turning of vehicles associated with the development.

Reason: To ensure adequate parking and turning for the development.

3) Integrated bat / bird bricks as detailed in the Central Bedfordshire Design Guide shall be provided before the first occupation of the residential unit hereby approved and shall thereafter be retained.

Reason: In the interest of biodiversity.

4) Notwithstanding the provisions of Part 1, Classes A, B, C and E of Schedule 2 to the Town and Country Planning (General Permitted Development) Order 2015 (or any order revoking and re-enacting that Order with or without modification), no extensions, alterations to the roof of the residential unit or buildings, or buildings within the curtilage of the dwellinghouse hereby permitted, apart from those granted as part of this planning permission, shall be carried out without the grant of further specific planning permission from the Local Planning Authority.

Reason: To control the development, to protect the openness of the Green Belt, to protect the character and appearance of the development, and to protect neighbouring amenity.

5) All external works hereby permitted shall be carried out in materials outlined on Plan No. 13471-W-003-1st and the email received from the agent, titled CBC-001.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality.

6) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 13471-W-001-1st, 13471-W-002-1st, 13471-W-003-1st, 13471-W-004-1st, CBC-001

Reason: To identify the approved plan/s and to avoid doubt.
