Conditions or Reasons:

1) Notwithstanding the details hereby approved there shall be no hard surfacing or parking in the hatched area indicated on drawing no. S35/030B

Reason: To minimise potential harm within the flood zone (Section 14, NPPF).

2) Notwithstanding the details hereby approved this permission is for creation of a parking area for fairground rides and associated vehicles only. There shall be no maintenance of vehicles or equipment in the area shaded pink on drawing nos. S35/030B

Reason: For the avoidance of doubt and in order to protect the amenities of the occupiers of any adjacent residential properties.

3) Within 3 months of the date of this planning permission details of the method of disposal of surface water drainage shall be submitted to the Local Planning Authority. Any surface water solution required shall be implemented within two months of the date that the subject condition is discharged and retained in perpetuity.

Reason: To ensure that adequate surface water drainage is provided and that existing and future land drainage needs are protected.

4) Within 1 month of permission being issued details a landscaping scheme to include all hard and soft landscaping and a scheme for landscape maintenance for a period of five years following the implementation of the landscaping scheme shall be submitted to the Local Planning Authority. The approved scheme shall be implemented by the end of the full planting season immediately following the discharge of the planning condition (a full planting season means the period from October to March). The trees, shrubs and grass shall subsequently be maintained in accordance with the approved landscape maintenance scheme and any which die or are destroyed during this period shall be replaced during the next planting season.

Reason: To ensure an acceptable standard of landscaping.

5) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, number CBC-001 and S35/030B

Reason: To identify the approved plans and to avoid doubt.
