Conditions or Reasons:
1) In the opinion of the Local Planning Authority, the development would not be integrated effectively with the existing adjacent businesses and the adjacent commercial use would give rise to a poor living environment for future occupiers of the proposed development, and suitable mitigation has not been proposed. As such, the proposed development would fail to comply with paragraph 182 of the National Planning Policy Framework (2019), and would also fail to comply with Policy DM3 of the Core Strategy and Development Management Policies (2009).
