Conditions or Reasons:
1) The proposal would result in the urbanisation of the site which would result in detrimental harm to the rural character and appearance of the area and wider landscape setting. The proposal would also result in detrimental harm to the amenity of neighbours from increased noise pollution and general disturbance. As such the proposal is considered contrary to policies CS11, CS14, CS16, DM3, DM4, DM12 and DM14 of the Core Strategy and Development Management Policies (2009) and would present an unsustainable form of development in conflict with the objectives of the National Planning Policy Framework (2019).
