Conditions or Reasons:
1) The proposal by reason of its layout would not constitute high quality development or be sustainable and would have an adverse impact on the viability and amenity of the adjacent heritage asset. As such the proposal would be contrary to Policies HA1, HQ1, CC1 and HE3 of the Central Bedfordshire Local Plan and Chapters 12 and 16 of the NPPF.
