Conditions or Reasons for Planning Application - CB/21/00800/VOC
Conditions or Reasons:
1) The increase in ridge height of the approved dwellinghouses by 1.6 metres would result in significant harm to the character and appearance of the area, and would dominate and be out of keeping with the dwellings adjacent to the application site in relation to their overall height, scale and appearance. The harm caused to the character and appearance of the area would also be considered to materially and unacceptably diminish the quality of the approved development secured by the original planning permission. Therefore, the proposed development would be contrary to Policy HQ1 of the adopted Central Bedfordshire Local Plan, and would also be contrary to paragraph 135 of the National Planning Policy Framework (2021).
2) The increase in ridge height of the approved dwellinghouses by 1.6 metres would result in material and unacceptable harm to the amenity of neighbouring dwellings fronting Snagge Court and Horseshoe Lane. The increased height would result in a harmful overbearing impact upon these neighbours by virtue of the overall scale of the dwellings. Therefore, the development would be contrary to Policy HQ1 of the adopted Central Bedfordshire Local Plan.
