Conditions or Reasons for Planning Application - CB/21/00973/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality. (Section 12, NPPF)
3) Notwithstanding the details submitted, no vehicle shall cross the public footway/verge until the junction of the proposed vehicular access with the highway, which shall measure no greater than 6m in width, has been constructed in accordance with the Highway Authority's requirements.

Reason: In the interest of road safety and for the avoidance of doubt.
4) Before the access is first brought into use a triangular vision splay shall be provided on each side of the new access and shall measure 1.8m along the fence, wall, hedge or other means of definition of the front boundary of the site, and 1.8m measured into the site at right angles to the same line along the side of the new access drive. The vision splays so described and on land under the applicant's control shall be maintained, in perpetuity, free of any obstruction to visibility exceeding a height of 600mm above the adjoining footway level.

Reason: To provide adequate visibility between the existing highway and the proposed access and to make the access safe and convenient for the traffic which is likely to use it.
5) Before the proposed access is brought in to use, it shall be surfaced in accordance with the materials shown on the approved plan and shall be laid to fall into the site to prevent any surface water discharging into the highway.

Reason: To avoid the carriage of mud or other extraneous material or surface water from the site into the highway so as to safeguard the interest of highway safety.
6) Before the access is brought into use, the parking scheme for two vehicles, as shown on the Block Plan drawing no 04 rev A, shall be completed and thereafter retained for this purpose.

Reason: For the avoidance of doubt and to ensure the provision of car parking clear of the highway.
7) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 01 Rev A and 04 Rev A.

Reason: To identify the approved plan/s and to avoid doubt.
