Conditions or Reasons for Planning Application - CB/21/02417/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality.

3) Notwithstanding the provisions of Part 1, Classes A and B of Schedule 2 to the Town and Country Planning (General Permitted Development) Order 2015 (or any order revoking and re-enacting that Order with or without modification), no further roof additions and extensions to the dwellinghouse served by the development hereby approved shall be carried out without the grant of further specific planning permission from the Local Planning Authority.

Reason: To control the external appearance of the building in the interests of the amenities of the area and to protect the openness and purposes of the Green Belt.

4) Notwithstanding the provisions of Part 1, Class E of Schedule 2 to the Town and Country Planning (General Permitted Development) Order 2015 (or any order revoking and re-enacting that Order with or without modification), no outbuildings that are incidental to the enjoyment of the dwellinghouse served by the development hereby approved shall be erected without the grant of further specific planning permission from the Local Planning Authority. Exceptions to this are the Summer House, Home Gym and Play House shown on drawing ODC-20/20.03 A, confirmed as lawful by the Local Planning Authority in the planning submission CB/20/02176/LDCP. The proposed garage shown in planning submission CB/20/02176/LDCP shall not be erected.

Reason: To control the visual amenities of the application site and to protect the openness and purposes of the Green Belt.

5) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 01/ Revision B, 02/ Revision B, 03/ Revision C, 04/ Revision C and ODC - 20/20.02.

Reason: To identify the approved plans and to avoid doubt.
