Conditions or Reasons:
1) The proposed 18 metre high monopole, by reason of its height, form and location, with limited screening from trees or landscaping, will appear unduly prominent and visually intrusive to its verdant and rural setting. The mast will appear visually dominant in the streetscene and will be materially out of scale with the rural character of this part of the streetscene, also resulting in a harmful impact on the setting of the Southcott Village Conservation Area, a designated heritage asset. The proposal is therefore contrary to policies HQ1, HE3 and HQ5 of the Central Bedfordshire Local Plan and Sections 12 & 16 of the NPPF.
