Reason: To identify the approved plan/s and to avoid doubt.
2) The buildings hereby approved shall be finished in the external materials and detailing as illustrated on Drawing No. P21-0173_09 Rev D, unless otherwise agreed in writing by the Local Planning Authority.

Reason: To control the appearance of the building in the interests of the visual amenities of the locality.

3) The planting and landscaping scheme shown on approved Drawing Nos. 2967-5-2-DR-0012 Version S4-P5, 2967-5-2-DR-0014 Version S4-P5, 2967-5-2-DR-0015 Version S4-P5, 2967-5-2-DR-0013 Version S4-P5, 2967-5-2-DR-0010 Version S4-P5, 2967-5-2-DR-0011 Version S4-P5, 2967-5-2-DR-0018 Version S4-P4, 2967-5-2-DR-0016 Version S4-P6, 2967-5-2-DR-0002 Version S4-P8, 2967-5-1-DR-0008 Version S4-P4, 2967-5-2-DR-0003 Version S4-P7, 2967-5-1-DR-0007 Version S4-P2, 2967-5-2-DR-0005-S4-P5, 2967-5-2-DR-0006-S4-P1, 2967-5-2-DR-0009-S4-P1, 2967-5-2-DR-0017-S4-P1, 2967-5-2-DR-0019-S4-P2, 2967-5-2-DR-0020-S4-P4, 2967-5-4-LM-T1-S4-P3, 2967-5-2-DR-0020 Version S4-P4 shall be implemented by the end of the full planting season immediately following the completion and/or first use of any separate part of the development (a full planting season shall mean the period from October to March). The trees, shrubs and grass shall subsequently be maintained for a period of five years from the date of planting and any which die or are destroyed during this period shall be replaced during the next planting season with others of a similar size and species.

Reason: To ensure an acceptable standard of landscaping.

4) The 6.8m shared surface roads adjacent to public open space areas shall have block paved service margins with a minimum width of 1m.

Reason: In the interest of road safety and for the avoidance of doubt.

5) The Refuse Collection points shall be laid out in exact accordance with details submitted on plan No. P21-0173_16 Rev C. The scheme shall be fully implemented prior to occupation of any dwelling and shall be retained thereafter.

Reason: In the interest of amenity and in order to minimise danger, obstruction and inconvenience to users of the highway and the premises.

6) Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) (England) Order 2015 (as amended), or any amendments thereto, the garage accommodation on the site shall not be used for any purpose, other than as garage accommodation, unless permission has been granted by the Local Planning Authority on an application made for that purpose.

Reason: To retain off-street parking provision and thereby minimise the potential for on-street parking which could adversely affect the convenience of road users.

7) No building shall be occupied until cycle storage has been provided and the vehicle parking spaces have been properly surfaced and marked out/provided in accordance with the approved drawing. The spaces shall thereafter be kept available for parking at all times.

Reason: To minimise the potential for on-street parking and thereby safeguard the interest of the safety and convenience of road users.

8) The development shall not be occupied until details of the raised table junction on the east to west estate road, crossing the Private Road, have been agreed with the Highways Agreements Team. The development shall not be occupied until that raised table junction has been constructed in accordance with the approved details.

Reason: In order to minimise danger, obstruction and inconvenience to users of the highway and of the proposed estate road.

9) The development shall not be occupied or brought into use until the parking scheme shown on Drawing No. P21-0173_13 Rev E has been completed. This includes the provision of active and passive Electric Vehicle Charging Points as set out on the plan. The scheme shall thereafter be retained for this purpose.

Reason: To ensure provision for car parking and EVC clear of the highway.

10) No machinery for the purpose of construction shall be bought on site and no development shall commence until the methods of tree protection shown on plan No. 11075 TPP 01 Rev B have been implemented in full. The tree protection works shall remain in place throughout the entire construction period.

Reason: To protect the on site trees which have been identified for retention are retained and the RPA is protected.

11) The boundary treatment shall be carried out in exact accordance with plan No. 2967-5-2-DR-0016 Version S4-P6. The boundary treatment shall be completed in accordance with the approved scheme before the buildings are occupied and be thereafter retained.

Reason: To safeguard the appearance of the completed development and the visual amenities of the locality.

12) The development hereby approved shall incorporate in full the details, methods and mechanisms out within the document titled Ecological Enhancement Strategy dated June 2022. All details held within the document shall be implemented in full prior to the occupation of any dwelling hereby approved.

Reason: To ensure the development can achieve a net gain in biodiversity

13) Prior to the occupation of any dwellinghouse hereby approved, details of the proposed substation at the access of the site shall be submitted to and approved in writing by the Local Planning Authority. The details shall include noise levels generated and ensure they are an unacceptable level. The structure shall be retained in its approved position hereby after.

Reason: In the interest of visual amenity.

14) No development shall take place until details of the existing and final ground and slab levels of the buildings hereby approved have been submitted to and approved in writing by the Local Planning Authority. Such details shall include sections through both the site and the adjoining properties, the location of which shall first be agreed in writing with the Local Planning Authority. Thereafter the site shall be developed in full accordance with the approved details.

Reason: To ensure that an acceptable relationship results between the new development and adjacent buildings and public areas.

15) The shared drive accesses shall have a minimum width of 4.8m. Arrangements shall be made for surface water drainage from the site to be intercepted and disposed of separately so that it does not discharge into the highway.

Reason: In the interest of road safety and for the avoidance of doubt.
