Conditions or Reasons for Planning Application - CB/21/04334/LB
Conditions or Reasons:
1) The works shall begin not later than three years from the date of this consent.

Reason: To comply with Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) Following the initial trials, which should measure no more than 1mē, full details of the proposed cleaning method of the Portland Stone must be submitted to the local authority and approved in writing before commencement of the full schedule of cleaning.

Reason: To protect the fabric of the historic asset. Policy HE3 of the CBC Local Plan and Chapter 16 of the NPPF.
3) Details of all new pointing, including pointing profile and material which is not on a like-for-like basis, must be submitted to the local authority and approved in writing prior to repointing occurring.

Reason: To protect the fabric of the historic asset. Policy HE3 of the CBC Local Plan and Chapter 16 of the NPPF.
4) Removal of cement render hereby approved shall be conducted with hand tools only in a low impact manner

Reason: To prevent undue harm occurring to the protected building's historic fabric. Policy HE3 of the CBC Local Plan and Chapter 16 of the NPPF.
5) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers WA AY PL1 10 B, WA AY PL1 02 A, CG-SP5920.dwg Rev B, CG-BFSS_PQ.dwg Rev A, CG-BFSS_PQ.dwg Rev A, CG-BFSS_PQ.dwg Rev A, WA AY PL1 20, WA AY PL1 23, WA AY PL1 24, WA AY PL1 30, WA AY PL1 35, WA AY PL1 36, WA AY PL1 25, WA AY PL1 22, WA AY PL1 43, WA AY PL1 01A, WA AY PL1 13A, WA AY PL1 21A, WA AY PL1 31A, WA AY PL1 32A, WA AY PL1 33A, WA AY PL1 40B, WA AY PL1 F1 and BUILT HERITAGE STATEMENT WITH HERITAGE IMPACT ASSESSMENT Rev A.
