Conditions or Reasons for Planning Application - CB/21/04390/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those in drawing number L3E and P1B.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match those in drawing number L3E and P1B in the interests of the visual amenities of the locality.

3) Prior to development, all tree protection barriers shall be erected and positioned in strict compliance with Section 9.0 "Arboricultural Method Statement", of the supporting document "Arboricultural Implications Assessment" (Document ref. No. 20_5837_11_18 Version 3), and also the accompanying "Tree Protection Plan" (Drawing No. 20_5837_11_18 Rev 1), as prepared by ROAVR Environmental. The tree protection barriers shall then remain securely in position throughout the entire course of development works.

REASON
To protect the retained trees from all ancillary development activity, including plant and material storage and contractor access, so as to protect the root systems of retained trees by the provision of a secure Construction Exclusion Zone.
4) Prior to the completion of development, a tree planting plan shall be submitted to the Local Planning Authority for approval, specifying the species, sizes and positions of new tree planting within the site boundary, and an appropriate planting and maintenance specification. The approved planting plan shall then be implemented in the following planting season (November to March) following completion of development, and the trees shall be maintained for a period of 5 years until satisfactorily established, with any losses replaced in accordance with the approved planting plan.

REASON
To carry out replacement mitigation tree planting, as set out in Section 8.3 "Mitigation Planting" of the supporting document "Arboricultural Implications Assessment" (Document
ref. No. 20_5837_11_18 Version 3), as prepared by ROAVR Environmental.
5) No development shall take place, notwithstanding the details submitted with the application, until details of the materials to be used for the access gate of the development hereby approved have been submitted to and approved in writing by the Local Planning Authority. The development shall thereafter be carried out in accordance with the approved details.

Reason: To control the appearance of the building in the interests of the visual amenities of the locality and Listed Building.

6) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers P1B, L3E, L2, L1

Reason: To identify the approved plan/s and to avoid doubt.
