Conditions or Reasons for Planning Application - CB/21/05047/RM
Conditions or Reasons:
1) Prior to the commencement of works above ground level, details of the proposed external construction materials shall be submitted to the Local Planning Authority for approval in writing. The development shall be constructed in accordance with the approved details and retained thereafter.

Reason: To control the appearance of the building in the interests of the visual amenities of the locality, in accordance with Policy HQ1 of the Local Plan and the NPPF.
2) Prior to the first use of the development, details of cycle storage shall be submitted to the Local Planning Authority for approval in writing. The cycle parking shall be provided in accordnace with the approved details, prior to the first use of the development and retained thereafter.

Reason:
To provide sustainable transport opportunities, in accordance with Policy HQ1 of the adopted Local Plan and the NPPF
3) Prior to any works above ground level, detailed landscaping plans (including species details) shall be submitted to the Local Planning Authority, for approval in writing. The development shall be constructed in accordance with the approved details and retained thereafter.

Reason: To secure a high quality development, in accordance with the NPPF and Policy HQ1 of the adopted Local Plan.
4) Prior to any works above ground level, management arrangements for the proposed landscaping shall be submitted to the Local Planning Authority for approval in writing. The development shall be constructed in accordance with the approved details and retained thereafter.

Reason: To secure a high quality development, in accordance with the NPPF and Policy HQ1 of the adopted Local Plan.
5) Prior to any works above ground level, hard surfacing details shall be submitted to the Local Planning Authority, for approval in writing. The development shall be constructed in accordance with the approved details and retained thereafter.

Reason: To secure a high quality development, in accordance with the NPPF and Policy HQ1 of the adopted Local Plan.
6) Prior to the first use of the development, details of street furniture, including benches, shall be submitted to the Local Planning Authority for approval in writing. The street furniture, as detailed within the approved plans, shall be provided prior to the first use of the development and retained thereafter.

Reason:
In order to provide a high quality development, in accordance with Policy HQ1 of the adopted Local Plan and the NPPF.
7) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 18802-SK20B, 18802-SK21C, 18802-SK22C, 18802-SK23A and 18802-SK24A.

Reason: To identify the approved plan/s and to avoid doubt.
