| Conditions or Reasons: | 1)
Prior to the commencement of works above ground level, details of the proposed external construction materials shall be submitted to the Local Planning Authority for approval in writing. The development shall be constructed in accordance with the approved details and retained thereafter.
Reason: To control the appearance of the building in the interests of the visual amenities of the locality, in accordance with Policy HQ1 of the Local Plan and the NPPF. |

Prior to the first use of the development, details of cycle storage shall be submitted to the Local Planning Authority for approval in writing. The cycle parking shall be provided in accordnace with the approved details, prior to the first use of the development and retained thereafter.

Prior to any works above ground level, hard surfacing details shall be submitted to the Local Planning Authority, for approval in writing. The development shall be constructed in accordance with the approved details and retained thereafter.

Prior to the first use of the development, details of street furniture, including benches, shall be submitted to the Local Planning Authority for approval in writing. The street furniture, as detailed within the approved plans, shall be provided prior to the first use of the development and retained thereafter.

The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 18802-SK20B, 18802-SK21C, 18802-SK22C, 18802-SK23A and 18802-SK24A.
