Conditions or Reasons for Planning Application - CB/21/05353/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than 19 October 2024.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) Within six months following the completion of construction of the Solar Farm development permitted under reference CB/21/01571/FULL, the temporary access route from Leighton Road (A4012) to the Solar Farm hereby approved shall be removed and the land restored to agricultural use or to a condition to be agreed in writing with the Local Planning Authority.

Reason: To ensure the land is returned to its original use prior to the development in the interest of preserving the openness of the Green Belt and countryside.

3) All ecological measures and/or works shall be carried out in accordance with the details contained in the Update Preliminary Ecological Appraisal (PEA) (Ecology Partnership, November 2021) as already submitted with the planning application and agreed in principle with the Local Planning Authority prior to determination.

Reason: To ensure there is no harmful impact on ecology.

4) The development hereby permitted shall be undertaken in full accordance with the Council's adopted 'Environmental Code of Practice' https://www.centralbedfordshire.gov.uk/info/44/planning/674/codes_of_practice_for_planning/3

Reason: In order to minimise the impact of development on existing trees, landscape features and biodiversity.

5) The development hereby permitted shall be undertaken in full accordance with the Council's adopted 'Construction Code of Practice for Developers and Contractors' https://www.centralbedfordshire.gov.uk/info/44/planning/674/codes_of_practice_for_planning.

Reason: In order to minimise the impact of construction work on the amenities of nearby residential properties.

6) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers P21-2945_01 and P-21-2945_02.

Reason: To identify the approved plans and to avoid doubt.
