Conditions or Reasons:
The site lies within the Central Bedfordshire Green Belt, where permission will not be granted except in very special circumstances for development for purposes other than the specified purposes listed in paragraphs 149 and 150 of the National Planning Policy Framework. The proposed extension together with previous additions would by reason of the additional floorspace, increased volume, bulk and prominence result in a disproportionate addition to the original building, representing inappropriate development. The proposal would as a result have a significant detrimental impact on the openness of the Green Belt. No very special circumstances have been established in this case and therefore the proposal is in conflict with Section 13 of the NPPF, Policy SP4 of the Central Bedfordshire Local Plan and the Central Bedfordshire Design Guide.
