Conditions or Reasons for Planning Application - CB/22/00361/FULL
Conditions or Reasons:
1) The existing car port would, because of its materials and siting, appear overly prominent within the streetscene of Osprey Road and presents as a discordant form of development.The car port is out of character with the host dwelling and wider street scene, harmful to the visual amenities of the local area. The proposal is therefore contrary to the principles of good design as set out within section 12 of the National Planning Policy Framework, Policy HQ1 of the Central Bedfordshire Local Plan (2021) and Central Bedfordshire Design Guide.
2) Due to poor spatial separation with an adjoining Oak Tree protected by a Preservation Order No. 7/1976, and the likely future nuisance caused by unavoidable conflict with the car port, it is considered that the proposal is inappropriate development that is likely to have a negative impact upon the sustainable relationship with the treescape character of the area and its protected trees. As such, the proposal is considered to be contrary to Policies EE4 and HQ1 of the Central Bedfordshire Local Plan (2021)
